A clean, professional garage flooring install should come with more than a glossy finish—it should come with a rock-solid warranty. But in the humid, freeze-thaw climate of New Jersey, most warranties won’t cover the damage that actually happens.
Before you invest, walk through this checklist to make sure you’re truly protected.
The 5 Questions to Ask About Your Garage Flooring Warranty
✅ How “real” is the warranty?
Short-term and “limited lifetime” warranties are common, the latter is often paired with fast “1-day” install coating systems. But “limited lifetime” warranties often have “warranty exclusions” that fail to protect against the most common causes of coating system failures: moisture and staining from hot tires (aka plasticizer migration). If a company won’t fully stand behind their product for the long haul, that should be a red flag.
✅ Is moisture damage covered?
Moisture rising through the porous concrete slab is the No. 1 reason coatings fail. If your warranty doesn’t cover “moisture-related issues” (like moisture vapor transmission and high hydrostatic pressure), don’t be surprised if/when the peeling begins—and the repairs are on you.
✅ Does it cover hot-tire transfer?
Most warranties exclude this entirely, even though hot tires lifting or staining the topcoat is one of the most common issues homeowners face.
✅ What kind of base coat is used?
Here’s the truth: 1-day systems use a quick-curing polyurea or polyaspartic for their direct-to-concrete base coat. But these quick-cure coatings cure even quicker in the presence of concrete moisture. So quickly, that they fail to deeply penetrate and strongly bond with the concrete slab. This creates a thin, poorly-penetrating base coat susceptible to delamination. (The entire coating system is only as strong as its direct-to-concrete base coat).
✅ Is it a 1-day or 2-day system?
Speed comes at a cost. A 2-day install allows for the use of a slower-curing, moisture-mitigating epoxy base coat that acts as a thick moisture vapor barrier (protecting the coating system from future moisture vapor transmission and hydrostatic pressures). We save the polyaspartics for the clear top coats only. This approach creates a thick and durable coating system that will stand up to time and traffic.
